Manual pricing is leaving money on the table. Not a little money — I've seen hosts switch to a dynamic pricing tool and add $800-1,500/month without touching anything else about their listing. The tool finds demand patterns you'd never catch on your own: a marathon coming to town, a conference that sold out six months ago, a Thursday night that books strong because of nearby weekend flights.

The three tools that actually matter in this space are PriceLabs, Beyond, and Wheelhouse. I've used all three across different property types. They're not the same product, and picking the wrong one costs you either money or hours of your life.

Why Manual Pricing Loses

Most hosts set a price, maybe adjust it slightly for weekends, and call it done. That works fine until a competitor figures out dynamic pricing and starts showing up cheaper on Tuesday nights while charging 30% more on long weekends.

Airbnb's own Smart Pricing tends to push rates down. It optimizes for occupancy, not revenue. I'd rather have 80% occupancy at the right price than 95% occupancy at a discounted one.

Dynamic pricing tools do something different. They pull in data on local demand, competitor rates, events, seasonality, and booking lead times. Then they adjust your price daily, sometimes multiple times a day, within limits you control. Done right, this can increase annual revenue 10-40% depending on your market and how well your listing is set up.

PriceLabs: Best for Hosts Who Want Control

PriceLabs is the most customizable of the three. If you want to understand exactly why a tool is setting a price on a specific date, and adjust it yourself, PriceLabs is built for that.

What It Does Well

The base price engine is solid, and the customization layer on top of it is where PriceLabs pulls ahead. You can set date-specific overrides, create rules based on how far out a booking is (close-in discounts, last-minute floors), define minimum and maximum prices by season, and adjust based on day of week patterns in your specific market.

The Market Dashboard feature is genuinely useful. You can see what comparable listings in your area are charging on any given date. I've used this to catch local events I wasn't aware of, which let me raise prices for specific weekends before they filled up.

PriceLabs also added a Hyper Local Pulse feature that shows how actual booking pace in your area compares to historical norms. If local demand is tracking 20% ahead of last year, you know it's safe to hold your rates.

Where It Falls Short

The setup takes real time. If you hand PriceLabs to someone who doesn't want to think about pricing, they'll either set it up badly or get frustrated and cancel. There's a learning curve of a few weeks before you're getting real value out of the customization.

The interface has gotten better, but it can still feel cluttered when you're managing multiple listings.

Pricing

PriceLabs charges per listing per month:

  • 1 listing: $19.99/month
  • 2-4 listings: $18.99/listing/month
  • 10+ listings: scales down further

For a single property, that's about $240/year. Most hosts recoup that in the first decent weekend.

Beyond: Best for Hosts Who Want Set-It-and-Forget-It

Beyond (formerly Beyond Pricing) takes a different approach. The algorithm does more of the heavy lifting, and there are fewer knobs to turn. That's either a feature or a bug depending on how you operate.

What It Does Well

Beyond has been in this space longer than the other two and has accumulated a lot of booking data. Their demand signals, especially for major markets like Nashville, Scottsdale, and beach destinations in Florida, are strong. The algorithm has seen enough historical booking behavior in those markets to make good decisions with minimal input from you.

Onboarding is faster than PriceLabs. You connect your Airbnb account, set a base price and your min/max range, and the tool takes over. For hosts who have one or two properties and don't want pricing to become a part-time job, this is appealing.

Beyond also has a decent mobile app, which PriceLabs lacks. If you're managing properties from your phone, this matters.

Where It Falls Short

Less control is a real tradeoff. Beyond's algorithm will sometimes set prices I disagree with, and there's limited ability to override the logic at a granular level. You can set overrides for specific dates, but you can't get into the weighting the way you can with PriceLabs.

Beyond also operates on a percentage of revenue model rather than a flat fee, which matters more as your revenue grows.

Pricing

Beyond charges 1% of booking revenue (subject to change; confirm on their site). On a property doing $4,000/month, that's $40/month or $480/year. That's more than PriceLabs for a mid-revenue property, and significantly more at higher revenue levels.

Wheelhouse: Best for Data-Curious Hosts

Wheelhouse is the most underrated of the three. It doesn't get talked about as much as PriceLabs or Beyond, but for certain host types, it's the right answer.

What It Does Well

Wheelhouse gives you a genuinely good market analysis interface. The competitor tracking is detailed, and the reporting on your own performance is cleaner and more readable than what you get from the other two.

The pricing algorithm sits between PriceLabs and Beyond in terms of flexibility. You get meaningful customization without the full complexity of PriceLabs. For hosts who want to understand what's happening but don't want to spend two hours a week tweaking settings, Wheelhouse hits a nice middle ground.

Their support team is also notably responsive, which matters when something looks wrong with your calendar prices and you need an answer fast.

Where It Falls Short

Wheelhouse has less market depth data than Beyond in established vacation rental markets. In a smaller or less-traveled market, you may notice the pricing feels less calibrated to local demand patterns.

The product has also changed pricing structure a few times, which has frustrated some users.

Pricing

Wheelhouse offers both a percentage model and a flat fee model:

  • Performance Plan: 1% of revenue (similar to Beyond)
  • Flat Plan: starts around $19.99/month per listing (similar to PriceLabs)

The flat plan option is a real advantage because it gives you PriceLabs-level pricing with a cleaner interface. Worth considering.

Which One Fits Your Situation

Here's how I'd actually make this decision:

Pick PriceLabs if:

  • You're managing 3+ listings and want to fine-tune pricing strategies per property
  • You like understanding the "why" behind a price
  • You want to cap your costs as your revenue grows

Pick Beyond if:

  • You have one or two properties in a well-established vacation rental market
  • You don't want to spend time learning a tool
  • You're in a market where they have deep booking data (major beach towns, ski resorts, party cities)

Pick Wheelhouse if:

  • You want a readable dashboard and clean reporting without paying a percentage of revenue
  • You're newer to dynamic pricing and want something approachable
  • You want decent flexibility without the full PriceLabs learning curve

For what it's worth, most multi-property operators I know end up on PriceLabs. The flat fee structure alone makes it the right economic choice once you're doing meaningful revenue, and the control pays off. But I've seen single-property hosts do well on all three.

One thing I'd say to any host starting out: don't let perfect be the enemy of good. Any of these tools, set up reasonably well, will outperform manual pricing. The bigger mistake is waiting six months to set one up while you're leaving peak season revenue behind.

Picking the right pricing tool matters, but it's only one piece of what determines your listing's revenue. I've audited listings where the pricing was dialed in but the photos were killing conversion, or the title wasn't pulling any search traffic, or the description buried the best features of the property.

If you want eyes on the full picture, get a listing audit from STRAudits. For $49, you get a detailed review of your title, photos, description, amenities, and pricing strategy, delivered within 48 hours. Most hosts find at least one or two things they can fix immediately that move the needle.
